We are so excited to welcome you to Yarra One.
As we get closer to your move, we wanted to share some important information to ensure your move is as easy and seamless as possible.
Some common queries we have been fielding:
What is the formal address of Yarra One?
The formal street address is 18 Claremont Street, South Yarra.

Can I please sign my lease?
As these apartments are brand new and yet to settle, we are unable to provide you with a lease. You should have received a draft lease to review, which will be sent for your signatures once settlement takes place.
We are anticipating all apartments to settle on the 18th January. Once formal notification is received, we will go ahead and send a formal lease. The commencement date of your tenancy is dependent on settlement taking place, so commencement may be subject to change.
Do I need to book my move-in date with the Building Manager?
Yes, all tenants are required to book their move with the Building Management. Please note all move-ins are strictly by booking only.
- The building manager will verify your tenancy with our office before providing login details to the building portal.
- Book your move in via the building portal https://blogix.pacificbmg.com.au/
- At the move in appointment, the building manager will verify information from building portal and hand over access devices.
- You will need to sign a move in form acknowledging liability for any damage cause to common property.

To avoid disappointment and to ensure you can move within your preferred day and time, we implore you to register your move ASAP.

Can I measure my apartment prior to moving in?
You are welcome to attend one of our general weekday inspections in order to measure your apartment. Please check our website for times and advise us the inspection time you will be coming to measure up.
Please note, we are extremely busy on the weekend inspections and won’t be able to accommodate you on Saturday’s.
How do I obtain my keys on move-day?
Once your move in time has been confirmed with building management, please contact us to arrange a suitable and coinciding key collection time. We will most likely be available to meet you at Yarra One to hand over keys, but depending on the time, you may be required to collect the keys from our South Melbourne office. If your lease commencement date is on a Saturday, please suggest a time after 1pm on the Friday before.
Please note that the bond will need to be paid and funds must be cleared prior to the lease commencement date. We cannot hand over keys without payment of the bond.
Can I have extra keys?
You will be given one full set of keys per person on the lease. We can provide additional sets by placing an order through building management – please note any additional sets of keys will be at your cost.
Where’s my apartment’s allocated car space and storage cage?
If your apartment comes with car space and storage cage, you will be provided with the bay number for your car space as well as the storage cage number.

How is my monthly rent calculated?
Your monthly rent is calculated based on the formulas below.
- Weekly rent payments: divide the weekly rent by 7, e.g. $420 per week ÷ 7 = $60.00 per day
- Annual rent payments: multiply the daily rent by 356, e.g. $60.00 per day x 365 = $21,900.00 per annum
- Monthly rent payments: divide the annual rent by 12, e.g. $21,900.00 per annum ÷ 12 = $1,825.00 per month
Connection of Utilities
NBN Connection fees
When a brand new property is occupied and the NBN connected for the first time, there is an initial connection fee of $300.00. Legislation has not yet caught up to clearly define whether this cost should be covered by the tenant or the landlord. We encourage landlords to reimburse tenants for the full NBN connection fee and expect the landlords at Yarra One will cover the costs. Please submit your paid invoice and we will seek reimbursement on your behalf.
As water is separately metered, you will be required to have a water account with South East Water.
Defects & Maintenance
If there is any defects or maintenance, who do I report it to?
It is important that you report any defects or maintenance issues to your Property Manager immediately as the builder is required to attend to maintenance or defects within the first three months after completion.
Once reported, your Property Manager will coordinate access with the builder. We will make in introduction to your property manager once you have moved in.
If there is any urgent maintenance outside of office hours between Monday-Friday 9:00am – 5:30pm that cannot wait until the next business day, please refer to the Urgent Repairs page for on-call contractors.
