    OUR MARKETING CAMPAIGN HAS COMMENCED

    We have had an excellent response from prospective tenants who have been attending our inspections. Your prospective tenants are loving the light and bright spaces, the gorgeous kitchens with island benches, the sizable layouts, the stunning river and city views and finally the proximity to the CBD. We are currently on site 6 days a week opening your apartments and ensuring we are maximising the number of applications we are receiving.Our advertising and marketing campaign so far has included:

    • Prominent advertising on all the major portals
    • Letterbox drops to over 10,000 local residents
    • To present the apartments in the best possible light and to assist prospective residents to visualise how their own furniture will fit in the space, we have furnished two apartments.
    • Facebook campaign– with an expected audience reach of 8,000 people a day we know it will generate maximum exposure for your apartment.

    OPEN FOR INSPECTIONS & SECURING A TENANCY

    Tenancy Inspections have been in full swing with an excellent response and turnout. The first weeks are crucial in determining the market rent and ensuring your apartments are priced within tenant expectations.

    We are onsite daily with inspection times catering to all. So far, we have had 80 apartments reserved by pre-approved tenants and we are aiming to have all apartments leased and ready to occupy soon after settlement takes place. We will be in touch in the coming weeks as suitable and vetted applications are submitted for your apartments.

    TENANT APPROVAL PROCESS

    Please expect a phone call from us regarding approving shortlisted prospective tenants for your unit.

    Our tenancy approval process is very efficient and streamlined. Please be mindful to be responsive to our call so that this application process will be a seamless process. This way we can ensure we are able to offer a suitable applicant a tenancy in a timely manner and not risk losing them.

    Once your tenant is approved we request they pay their first month’s rent as a deposit (fully refundable) and send them a draft lease so any questions or concerns can be addressed early. A lease will NOT be sent until after such time as the apartment has settled and is officially yours. This ensures we mitigate risk and compensation claims. Please be mindful that until such time as a tenant signs a lease (after settlement takes place) they are within their rights to renege on the tenancy.

    SETTLEMENT – KEEP US UPDATED

    Once settlement is called, please keep us updated with any changes or delays to your expected settlement Date. This will ensure we are able to manage tenant expectations as well as prioritising the leasing of the apartments.

    FINANCE, VALUATIONS AND RENTAL APPRAISALS

    PURCHASER INSPECTIONS

    We can appreciate that this is an exciting time for you and you would like to get a glimpse at your new investment property.

    KEY COLLECTION

    For logistical ease and to ensure keys are ready once settlement takes place, we have arranged to have all apartment keys delivered to Motion Property.

    LANDLORD INFORMATION FORM

    We will shortly be sending you a digital Property Investor Information Form to complete. The information you provide will include your nominated bank account, preferred contact detail and nominating Motion Property to pay your outgoings.

    LANDLORD INSURANCE

    We highly recommend you take out landlords insurance once a tenant is confirmed for your apartment. In the coming weeks, you will be receiving our “Instructions to Agent form” which will give you the opportunity to provide us with your bank details, preferred tradespeople and instructions to pay outgoings on your behalf. You will also need to provide your landlords insurance details at this time or alternatively, we can arrange a policy on your behalf.
