Motion Property welcomes you to your new home – please find set out below all relevant information in regard to your tenancy.

Rental Payments

Please ensure you use your property reference which is included in your Tenant Lease Pack given to you by your Property Manager. Payment of rent may be made as follows:

  • Credit Card – please contact Motion Property on 1300 850 730 to arrange payment over the phone (Credit Card payments incur a 1.76% surcharge.
  • EFTPOS – Eftpos facilities are available at Motion Property: 19B William Street, Richmond
  • Bank Cheque & Money Order: To be made payable to: Motion Property
  • Re-Connect One Card – Your reconnect One Card incurs a charge of $3.20 per month. If you wish to use this card system to pay rent please complete the appropriate forms included in your Tenant Lease Pack.

Late Rent Payment

It is imperative that rental payments are paid on the due date. Late rental payments are recorded and create a negative tenant profile. If you are encountering difficulties paying rent, please contact your Property Manager to get advice. Our Property Management Department diligently monitors all rental arrears.

Condition Report

The Condition Report establishes the condition of the property at the commencement of your tenancy and is used as a comparison at the end of your tenancy for your Bond Claim. You have THREE BUSINESS DAYS to complete and return the Condition Report. If you do not return the signed copy of the Condition Report as required, you could forfeit your right to object if there is a disagreement at the end of your tenancy in regard to the condition of the property.

Routine Inspections

During the course of your tenancy, the premises will be inspected periodically by your Property Manager, after the required notice has been given. Motion Property strives to provide the maximum notice required under the Residential Tenancies Act advising you of an inspection. Considering our property managers inspect hundreds of properties each year, we do not change inspection times due to your unavailability or inconvenience at the nominated time.

Keys

When you commence your Tenancy, each tenant will be given one set of keys to the premises. Extra copies you may require for your Tenancy should be cut at your own cost.
If you lock yourself out of the property after hours you will need to arrange to have the door opened at your own expense – the contact numbers of our preferred locksmiths are as below

Repairs and Maintenance

Please report all repairs and maintenance immediately to our office in writing – either via email or fax. Motion Property has a policy of 24 hour turnaround on all maintenance so if you don’t hear from your required trade’s person within 24 hours please advise your Property Manager.

Urgent Repairs

In the event you experience an URGENT repair outside office hours please contact Ernie Caputa 0438 553 451. Please note urgent repairs are a burst water pipe, blocked toilet, burst hot water service, serious roof leak, serious electrical fault, gas leak or any life threatening situation.

Your Contents

Please note that the landlords insurance does not cover tenant’s contents, and the Landlord cannot be held responsible for damage to or theft of a Tenants belonging.

Termination of Tenancy Agreement

Your Residential Tenancy Agreement is a legally binding contract providing both protections to you and your Landlord. You can terminate the Residential Tenancy Agreement in the following ways:

  • Vacate at the termination date of the Residential Tenancy Agreement – 28 days notice in writing prior to the expiry of the fixed term tenancy.
  • Monthly tenancy continued at the expiration of a fixed term Residential Tenancy Agreement – 28 days notice in writing prior to the required vacating date.

Please allow 3 additional business days if the notice to vacate is given in writing via mail.

Vacating the Premises

After receiving your advice on vacating, your Property Manager will request availability of the premises for inspections to be undertaken prior to you vacating. This will allow our office to show potential Tenants through the property.
Please note, rent will be payable up until the date all keys are returned to our office.

Change of Tenancy

If you wish to transfer the lease to an incoming or continuing tenant, landlord approval is required. An application form will need to be submitted and a bond transfer form signed by all parties. Please ensure you advise your Property Manager if a change of tenancy is going to take place.

Breaking the Lease

If you find yourself in a situation where you have no other option but to break your fixed term Tenancy Agreement, 28 days written notice is required. Your property manager will confirm your vacate date via correspondence. Please note there is a cost involved in breaking your lease.
